Reading a joint-venture agreement before you sign it

Eminence Land Development · 8 min read

Owner's share, signing money, delay penalties and handover conditions — the five clauses every landowner in Dhaka should understand line by line.

For many landowners, a joint-venture agreement is the most important document they will ever sign. Understanding it clause by clause is the best protection you have.

Owner's share and signing money

The ratio of apartments allocated to the landowner, and the signing money paid upfront, set the financial foundation of the partnership. Both should be stated clearly, with floor and unit positions agreed in writing.

Timelines and delay penalties

A credible developer commits to a handover date and a compensation schedule if that date slips. Vague timelines are a warning sign.

Transparency at signing builds trust through handover.

Handover conditions

Specify the finishes, fittings and common facilities you will receive, so there is no ambiguity on the day the keys change hands.
